Center Parcs Park Bostalsee
From the initial idea to the ground-breaking ceremony and sale of holiday homes: KPS was involved right from the start at Center Parcs – Park Bostalsee in Saarland.
Commissioned by the Saarland Landesentwicklungsgesellschaft LEG Saar, KPS Managing Director Kurt Sarstrup was involved in project development and finding investors for a holiday park at Bostalsee more than fifteen years ago. Resulting in a blue-chip investment in the form of Center Parcs. Park Bostalsee was opened in 2013 and is now one of the most successful facilities offered by the European market leader in the short holiday sector.
Where the borders of Germany, France and Luxembourg meet, a modern holiday park has evolved with 500 comfortable holiday homes on the banks of the Bostalsee recreational lake. KPS has set standards throughout Germany in its marketing and has already established the so-called "sale-and-lease-back" method for private investors so successfully realised in other countries by the Center Parcs parent company Pierre & Vacances.
The principle: Holiday home buyers lease their properties back to Center Parcs over the long term which means that they not only have a property as a secure equivalent for their investment but also the security of Center Parcs as a solvent long-term tenant. Contracts run for terms of up to 30 years. Furthermore, the so-called triple net return guarantees investors an extremely attractive net rental income of up to 7% plus. Deductions are incurred in the form of ancillary and operating costs, maintenance charges and reserves. Center Parcs also handles the entire marketing and bears the risk of vacancy.
Unlike conventional property investments, private investors thereby safeguard their returns in full – without any hidden costs or deductions. The model has been practised successfully for many years in France by the parent company Pierre & Vacances.
For the main building with its popular "Aqua Mundo" water complex, KPS collaborated with LEG Saar and Center Parcs to develop an individual solution with the local authorities in St. Wendel and the state of Saarland. A separate company was established to realise the holiday homes in which both KPS and the parent company Pierre & Vacances SA hold participations.
As of April 2015, all 500 holiday homes in the park have been sold. KPS concluded sales of these holiday homes two years sooner than planned.
